Although our Salt Lake City roofing company believes roof replacement is a better solution than re-roofing, there are times that re-roofing makes sense.

When you get roof replacement, we tear off all the old shingles and the roof underlayment. This allows us to see if the roof decking needs any repairs. Sometimes we find rot or mold or other issues on the roof deck. With re-roofing, we install new shingles over the old ones. It’s not as thorough of a job, but it saves a lot of time and money compared to roof replacement.

Because re-roofing is a quick fix that costs less than roof replacement, it may make sense for homeowners who rent out their home, or homeowners who are planning to sell their home.

Re-roofing isn’t always possible, however. For instance, if we inspect your roof decking from the inside and find evidence of leaks, mold or wood rot, we wouldn’t re-roof. Re-roofing in this instance may take care of the leak, but the rot and mold would spread, eventually destroying the roof deck underneath. If your current shingles are curling or otherwise don’t lay flat, we cannot install new shingles properly. Also, the process of re-roofing only works with asphalt shingles.

Shingles are heavier than they look and adding a third layer of shingles to a roof puts a strain on the entire structure. While some older homes have as many as four layers of shingles on the roof, it’s not good for the home. A layer of asphalt shingles can weigh between 3,000 and 8,000 pounds, depending on your roof’s square footage. Three layers could add as much as 24,000 pounds to the roof. When our roofing company puts on a new roof, we usually recommend roof replacement for best results.

If your roof is in good shape and it is only the shingles that are showing wear, you may be able to get away with re-roofing. Generally, when the shingles wear out, roof replacement is the way to go. But there are three grades of asphalt shingles, and if your roof was covered in the cheapest kind, they may be losing their protective granule coating at a faster rate than better asphalt shingles would. Thus, covering your roof with better asphalt shingles can save you over $1,000 and last for many years.

If your roof is showing signs of age such as sagging or warping, re-roofing is not recommended. That’s because the roof deck below is not in good shape. Covering it would only hasten problems, including rotting. Other signs of major issues include moss, algae or mildew growing on your roof, many missing or soggy shingles, or serious water damage.

First, our residential roofing contractors examine your roof to look for signs that it may not be suitable for a re-roofing project, such as looking under loose shingles for signs of mold and wood rot. If we think your roof is in good enough shape, we then glue, caulk or nail down any curling or loose shingles to provide a flat surface for the new roof. Last, we layer the new shingles over the old.

If your roof isn’t very old and only a portion of it has become damaged, you may consider re-roofing only that portion. While we wouldn’t recommend a full roof replacement on your Salt Lake City area home at this time, we also usually don’t recommend re-roofing a portion of your roof either. That’s because that section of roof would be thicker than the rest of the roof and it would add significant weight in only one area. Partial roof replacement is a better solution.
